What is protecting your home and family from the elements? If you partner Bates Roofing, it’s a 10 year workmanship warranty and an incredible limited lifetime material warranty. In fact, with our CertainTeed Roofing products Shingle Master certification, we can do even more! We now offer a 50-year limited lifetime system warranty with our CertainTeed roofing shingle systems. That coupled with our Bates workmanship warranty and over 30 years in business and you simply do not have a safer choice in the roofing industry.

Workmanship Warranty, what really gives it value?

Every contractor in Washington State is obligated by law to provide a 1-year workmanship warranty. If the project is poorly installed or fails to perform its intended function in the first year the contractor is 100% liable to fix or replace it at their own cost until it performs as intended. Many contractors offer a 5 year workmanship warranty, which is far better than the State requirement. Here is a very sobering statistic that will help lend perspective to the true value of workmanship warranties, 80% of roofing contractors go out of business in the first two years, 80%! That simply means that the workmanship warranty is only as good as the track record and stability of the individual contractor. That is why Bates Roofing is hands down one of the safest roofing contractors in the Puget Sound for your upcoming reroof project. We have been in business for over 30 years. That means our overly generous 10-year workmanship warranty is something you can take to the bank. We simply take care of our customers and provide an exceptional service at a very fair price, that is why we are still here 30 years later to take care of you!

Material Warranties

All asphalt roofing shingles offer a standard material warranty. The roofing brand options for the Puget Sound are CertainTeed, IKO, Malarkey, Owens Corning, GAF and Pabco. In a snapshot the average material only warranty is structured as a 50-year limited lifetime offering in which 10 years is covered 100% and the value of the warranty goes down little by little every year. For the first 10 years the manufacturer will pay to replace the roof including labor if it is proven that their product failed. After year 10 its typically material only. Essentially any where after year `10 you will not see a lot of value in what the warranty can provide if an early replacement is needed. Most of the standard material warranties are also non transferrable so once the original owner moves, they are not valid.

Upgraded System Warranties

An upgraded system warranty really changes the level of coverage we can offer our homeowners with CertainTeed Shingle Master systems. In a nutshell it extends the non-prorated 100% portion of the coverage to 50 years. It is also transferrable. In addition, we are required to install what is known as a full roofing system according to the manufacturers specification. So instead of receiving the value engineer system, aka cutting corners and using the minimalist system, we install a bullet proof system that is engineered to waterproof your roof to the highest standard.

The Best of Both Worlds With Bates Roofing

With Bates Roofing you simply get the best of both worlds! We offer one of the best workmanship warranties in the PNW on top of offering a certified system warranty with one of the top manufacturers in the Nation. So if you are in the market for a new roof on your home we are the solution you are looking for! Call us today to schedule your no obligation estimate, we are here for you!

When it comes to the integrity of a roofing system, there is more to it than meets the eye! Everything in the building and structural world starts with the foundation. When the foundation is set correctly everything else can be constructed properly. If the foundation is off it affects the rest of the project very much like an airplane that starts 1" off course at the beginning of the flight but ends up miles off from its destination. Its no different on an asphalt roofing system. Even though you don't see the roof deck it's a critical component. It's crucial that your roofing contractor carefully inspects your roof deck to look for any potential rot, water damage, mold or brittle areas. Improperly ventilated homes can contain alot of moisture which can create an atmosphere for attic mold, which is extremely hazardous for your health. If the underside of your decking is full of attic mold all or some of the plywood needs to be replaced. Failed shingles, high or low nail placement, broken vents or pipe boots among other issues can cause roof leaks and water intrusion. Consistent water intrusion creates rot. The fasteners for the new shingle system will not hold in soft or rotten plywood. This can create premature failure and shingle blow off in moderate or high winds. Car decking roof decks can also present a problem. While they technically meet manufacturer codes the older wood is often extremely dry and brittle and does not hold fasteners. At Bates Roofing we utilize the best practice approach in every aspect of our business. All plywood is inspected and compromised plywood is removed and replaced to create a smooth solid substrate. A smooth substrate is also important as large variations in the plywood placement will telegraph through the asphalt shingles over time and give a new roof an ugly appearance. We are a safe choice for your roof replacement because we don't cut corners! We meet the highest level of Washington State codes, NRCA requirements and manufacturer expectations for upgraded system warranties. Below are some "found in the field" examples of replacing bad plywood during a reroof job. Thank you for choosing Bates Roofing as your local roofing contractor.

The very best accolade we can earn as a contractor is the referral of one of our customers. That says more about our level of customer service than anything else. Hiring a contractor in the roofing business is risky business! In fact the department of labor and industry reports that 80% of roofing contractors will go out of business within the first year of opening their doors. Another huge percentage of contractors will go out of business by year 5. With those facts in mind, for a homeowner to trust you enough to refer you their family or friends based on their experience with you is a incredible complement. We just recently had an amazing experience with a family that we earned that level of trust! In fact we installed three full roofing systems for one family! We are grateful to this amazing family for their business and also incredibly grateful for our Bates Roofing family of employees that produce such a great customer experience that our community feels this strongly about sharing our services . Check out the photos and story below from our Facebook page. Bates Roofing writes: Three Roofs, One Family – A Bates Roofing Story! 🏡🔨 We love when great work runs in the family!
