5 Things Homeowners Need to Know About Metal Roofing

July 22, 2025

Choosing the right roof for your home isn’t just a matter of looks—it’s a matter of performance, safety, and long-term value. While options like asphalt shingles and clay tiles are common, many homeowners are now turning their attention to metal roofing for its unmatched durability and energy-saving benefits. If you're weighing your options for a roof replacement or new installation, there are some important things to know before making the leap into this long-lasting material.

1. Understand How Long It Lasts

One of the biggest advantages of metal roofing is its exceptional lifespan. In our experience, shingles often need replacing every 15 to 30 years, depending on wear, weather, and material quality. By contrast, a properly installed metal roof can last much longer. According to Today’s Homeowner, metal roofs typically last over 50 years, with some exceeding 80 years. This kind of longevity means fewer replacements, reduced maintenance costs, and long-term peace of mind for homeowners planning to stay in their home or increase its resale value.

2. Factor in Energy Efficiency

Metal roofing doesn’t just protect your home from the elements. It can also reduce your utility bills. These roofs are designed to reflect solar radiant heat, which helps keep your home cooler in the summer months. In fact, we have found that homeowners can expect cooling cost reductions of 10 to 25%. This energy-efficient feature is particularly beneficial in sunny or warmer regions, but it can also help with heating retention during colder months. Over the course of a year, the energy savings from a metal roof can really add up. For homeowners trying to meet green building standards or simply lower their monthly costs, this can be an important part of an energy-smart home upgrade.

3. Explore Style and Finish Options

Gone are the days when metal roofing only meant dull, industrial-looking panels. Modern metal roofing comes in a wide variety of finishes, profiles, and colors. Whether you prefer something that mimics the look of traditional wood shakes or clay tiles, or you want a sleek contemporary design, there’s a metal option to match. This aesthetic versatility makes it possible to maintain your home's architectural charm while reaping the benefits of stronger, longer-lasting materials. Additionally, this durability makes it a smart investment for regions prone to severe weather. Instead of worrying about seasonal damage or premature deterioration, homeowners can rely on a metal roof to hold up over the long haul. Some homeowners are even surprised to learn that metal can be coated to resemble slate, cedar shake, or Spanish tile, allowing them to maintain a historic or regional style while upgrading the roof’s durability.

4. Consider the Environmental Benefits

If you're trying to make more eco-friendly choices in your home improvement projects, metal roofing is a smart pick. According to Ecobnb, most metal roofs are composed of 25% to 95% recycled content, and they’re 100% recyclable at the end of their life. This minimizes landfill waste and supports sustainability efforts. Additionally, thanks to its energy efficiency, metal roofing can help reduce your home’s carbon footprint. It's a responsible choice for environmentally conscious homeowners. By selecting metal, you’re contributing to a circular economy where materials are reused instead of discarded, an increasingly important consideration as environmental standards become more central to homeownership.

5. Prepare for All Kinds of Weather

Durability isn’t just about time. It’s also about resilience under pressure. Metal roofing is one of the most weather-resistant materials on the market. It can withstand heavy rain, hailstorms, snow buildup, and even high winds without cracking, warping, or rotting. The fire-resistant properties of metal roofing, which earn it a Class A fire rating, offer valuable peace of mind in the event of a wildfire. In an area with unpredictable or severe weather, this kind of protection can make a world of difference in maintaining your home’s structural integrity. Metal roofs offer the kind of all-season performance that more and more homeowners are looking for.

Whether you're focused on long-term savings, reducing your environmental impact, or simply protecting your investment,
metal roofing delivers across the board. Its impressive durability, energy-saving potential, stylistic versatility, and safety features make it a standout choice for any homeowner considering a roof upgrade.

We love transforming homes with new roofing systems. Recently we had the opportunity to help give a Puyallup home a facelift with a CertainTeed Presidential TL asphalt roofing shingle. This particular home had an existing wood shake roof on it that was worn and past its useful life. Wood shakes are typically installed on skip sheathing, which consists of boards with spaces in between. You can see that clearly in the pictures below. New roofing systems need a solid roof deck to be installed on in order to meet manufacturer requirements. After tearing off this roof our first order of business was to install a new solid roof deck with 1/2 CDX plywood. Next we apply our synthetic underlayment, ice and water shield, sheet metal flashings, pipe boots vents and shingles. The CertainTeed Presidential TL shingles are the standard for premium designer shingles. They are super heavy weight, thick and are designed to have a authentic wood shake look. This particular homeowner chose charcoal black, which is one of the most popular colors. This roof boasts a 50 year limited lifetime warranty and with our Select Shingle Master warranty certification a 25 year workmanship.
